Family Selection Criteria
Ability to Pay
Before applicants begin the process of building and buying a Habitat home, they must demonstrate the ability to pay the monthly mortgage. No interest is charged on a loan for a Habitat home. The estimated monthly payment for a 3 bedroom home is $325.00. The minimum income per family is approximately $18,000 per year or $1,500 per month. In addition, applicants cannot have any unpaid judgments or have filed bankruptcy in the last twelve months.
Need for Housing
Applicants may be considered for a Habitat home if their present housing is not adequate and if they are unable to obtain adequate housing through conventional means. A lack of adequate housing includes the following problems with a present structure: inadequate water, electrical or sewage service systems; an inoperable heating system; or failure to meet maintenance standards. Also considered is the percentage of monthly income that applicants currently spend on housing.
Willingness to Partner

Once a family is selected by Habitat, each adult member of the household is expected to complete 250 hours of volunteer work, or sweat-equity, with Habitat. This requirement must be completed before moving into the home.
Sweat-equity may include working on the applicant's or other Habitat Family homes, working at the Habitat for Humanity Home Discount Center or working in the Habitat office.
• Habitat Families are required to complete 30 hours of mandatory Homeowner Education classes prior to moving into a new home.
• A down-payment of approximately $1,000.00 is required prior to move-in.
• Habitat Families are responsible for maintenance and repairs of the home upon moving into the home.
